01 / Local know-howWhy so much Montgomery County concrete is failing at once.

There’s a reason repair calls spike here. Maryland concrete faces three enemies at the same time: freeze-thaw, expansive clay, and road salt. Our winters cross the freezing line over and over, water in the surface and the soil freezes and expands, and de-icing salt eats at the top layer. A huge amount of the flatwork poured across Bethesda, Rockville and Silver Spring in the 1980s and ’90s — often without proper air entrainment or drainage — is reaching the end of that road right now. The good news: a lot of that damage is surface damage on a slab whose base is still sound — and that’s exactly what resurfacing and repair are for. What we see across our service area:

  • Bethesda & Chevy Chase: spalled and scaled driveways and front walks where salt and freeze-thaw have flaked the top layer, plus stoops that have settled away from the door. Often a prime overlay-and-level candidate.

Resurface when the slab is structurally fine and the damage is on top — spalling, scaling, a worn or faded finish, hairline and thin cracks. A bonded overlay gives you a brand-new surface, in the color and texture you want, over the concrete you already have.

Level when a slab is sound but has sunk — a settled walkway panel, a stoop that dropped below the threshold, a garage apron that pitched toward the house. We lift it back to grade instead of replacing it.

Replace when the base is gone or the slab is cracked apart — interconnected cracking, large sunken and broken sections, deep structural cracks. Here an overlay only hides the problem for a season, and a fresh pour on a proper base is the smarter money. We’ll always tell you when you’re in this column, even though it’s the bigger job.

Bonded resurfacing overlays

We clean and profile the old slab, then bond a cementitious overlay on top — from a thin skim that renews a worn surface to a stamped or decorative overlay that makes plain concrete look like stone. It’s the fastest way to a new-looking driveway, patio or pool deck without a tear-out. The technique follows established resurfacing guidance from the Portland Cement Association.

Crack repair

We rout out and fill moving cracks with a flexible, bonded repair material, or stitch and re-anchor structural cracks where the slab is worth saving. Done right, per American Concrete Institute repair practice, it stops water from getting in and driving the freeze-thaw damage deeper.

Spall & scaling patch repair

Concrete leveling (foam & mudjacking)

For a sunken but intact slab, we lift it back to grade by injecting material underneath through small holes — modern polyurethane foam or traditional mudjacking slurry. It’s faster, cheaper and far less disruptive than tearing out and re-pouring, and it fixes the trip hazard at the same time.

Sealing & protection

Every repair we finish gets sealed, because sealing is the barrier that keeps the water and salt out that caused the damage in the first place. On new and repaired concrete alike, it’s the cheapest insurance there is.

Put to a real job: resurfacing a 400 sq ft patio with a bonded overlay runs about $1,600 — $2,800, versus $4,000 — $7,200 to tear it out and re-pour. Leveling a sunken walkway panel or stoop is often a few hundred to about $1,500. Where resurfacing genuinely won’t hold, we say so — a cheap overlay on a failed slab is money you spend twice.

Can my concrete be resurfaced, or does it need replacing?

If the slab sits on a sound base and the damage is surface-only — spalling, scaling, worn finish, thin cracks — a bonded overlay resurfaces it for a fraction of replacement. If the base has failed, or the slab is cracked through or badly sunk and broken, no overlay will hold and replacement is the better value. We assess the base and the depth of the damage and tell you which you have.

How much does concrete resurfacing cost in 2026?

About $3 to $7 per square foot for a bonded overlay and $8 to $14 for a decorative or stamped overlay. Crack repair runs $1 to $3 per linear foot, spall patching $8 to $25 per square foot of patch, and concrete leveling $6 to $25 per square foot or $500 to $1,500 per slab. Full replacement, for comparison, is $10 to $18 per square foot.

What is concrete leveling, and is it as good as replacing?

Leveling lifts a sunken but intact slab back to grade by injecting polyurethane foam or mudjacking slurry underneath it through small holes. If the slab itself is sound and only the base settled, it’s faster, cheaper and less disruptive than tear-out, and it removes the trip hazard. If the slab is also cracked apart, replacement is the right answer instead.

Will a resurfaced driveway or patio last?

Yes, when it’s bonded to sound concrete, properly profiled, and sealed. The overlay renews the surface and the seal keeps water and salt out, which is what caused the original wear. On a failed base it won’t last — which is why we check the base first rather than just skimming over the problem.

Why does concrete spall and flake in the first place?

Water gets into the surface, freezes and expands, and pops the top layer off — and de-icing salt accelerates it. It’s worst on concrete poured without air entrainment or left unsealed. We fix the flaking and then seal, and we steer you off rock salt, to stop it recurring.

Do you offer a warranty on repairs?

Yes — our workmanship carries a 5-year warranty, the same as our new construction. On repairs we’re also upfront about the honest lifespan of the fix: a good overlay on sound concrete lasts for years, and we won’t sell you one on a slab we know won’t hold it.
